Step by step instructions on How to Create a Property Listing.

In this “How To” area, we are going to talk you through building a property listing on Rocky Point Direct. We will go step by step with screen shots along the way. The screenshots appear first. Then the explanation. Breathe. Grab a cocktail. You/We can do this. It’s pretty easy.

If you are hoping to knock this out in one easy setting, please consider this suggestion:

Gather your photos and video for showcasing your property and have everything ready. Each photo needs to be of good quality, at least 1440 x 910 pixels.

If you’re ready now, let us begin. Hopefully, you have already created your free Host account. If not, please do so to continue.

We start by going to your dashboard in the upper right corner of the homepage. If you hover over the area, your personal dashboard will appear. Click on add new listing.

We need a title for your property. Something short but strong. A catchy or creative title might be best in getting the interest of potential guests. For our sake here, we will just call this property, Imaginary Condo. I created an account in my son’s name wishing he had one.

Now you need to write a description of your property. Don’t waste time. Tell your strongest story from start to finish. Think 400-meter race, not a 26.2 mile marathon. You have space for more than a thousand words. I’ve tested it. But why would you? If you write too much and it’s not compelling, you risk the visitor losing interest. That’s the last thing you want, right?

We invite you to look at this as if you were the guest.

What do they want to know, see, and hear? What might they be looking for in a place to stay and why? Think about the guests you have hosted. What have they told you about why they booked your place? What comments have they made about why they loved staying at your property? This gives you ideas for what to write in your property listing.

Next, we have the type of property you are listing. Click on the downward arrow menu button you see. It will show you what property types we are currently offering. We are hoping to add more. So, if you don’t see what you need, please just ask!

Tell the number of bedrooms and beds available, the number of guests you can hold, the number of bathrooms, and the size of the property you are listing.

We added a menu for the area of town where your rental property is located. This will help you to get direct connected with Guests looking to stay in that specific area.

If you are doing this for the very first time, click Save Draft in the lower left. Then to the right, click Continue. If you started but had to come back to it, click the Update button above the items menu.

The next page is about pricing. We strongly suggest/encourage/request/urge you to check the box on the right to allow instant booking. If guests are anxious, most will not want to wait, or not long anyway. So you will lose them to some other host. (And later in this process you can sync our calendar with those of the billionaire banditos until you say adios to their high fees).

First, you enter your price for during the week. We’re guessing it is for the night. Then you set your weekend pricing and choose your nights for that.

As for long-term pricing, do you have a set rate for a week or month stays? If so, put them in here. For mine I wrote, “Please contact Host.”

Next we have additional costs. Do you charge for extra guests if allowed? What is your cleaning fee? We are not willing to go to a Mexican jail for anyone so yes we do charge the 16% VAT. The Mexican government is aware it was not enforcing this. Now they are, and have ways to check on you including through your HOA. Our mindset is let’s be smart and let’s be safe. If you charge a security deposit, list it here.

The Custom Pricing section is especially valuable to Hosts if you charge different prices for say Spring Break, Semana Santa, 4th of July, etc. You simply add the chosen dates and prices.

And like before, it you are doing in your first pass hit Save as Draft and Continue. Otherwise, hit the Update button over the items menu.

media

Now we reach the MEDIA page.  You will need, and guests will want high resolution photos. As stated earlier, I can shoot professional photos of your rental property for you with no out of pocket cost. Whoever does it, the photos must be at least 1440 by 910 pixels. We all want them to look good on any devices.

You simply hit the Select and Upload button. Be patient and wait for them to upload. Once they do they will appear, and then you have the ability to drag them into the order you want.

* Click the Star button for the one you want to be your Main Image.

After your photo gallery is done, if you have a video, please post the link. If you shoot something yourself, contact us and we will have you upload it to our Google Drive. With this solution, we are able to post your video on our properties and share it for you with our entire audience.

Remember, if you don’t have a professional video to sell Guests on your place, we have your solution. Just check the link for RPD Certified in the footer section of our website. We will shoot, edit, and upload your video for you. 

Who do you think has the advantage…rental properties with no video or those with a  great video?

Next, after submitting a video, make sure you click the save or update button again.

This brings us to the Features page. Here you check what amenities and facilities you and perhaps your resort have to offer guests.

For now, be sure to click the RPD Rewards box. This is our Free Loyalty Program. It is designed to motivate guests to return to your place, and to refer friends and family to you.  But know this, there is no good or wise reason for you to try to steal guests we deliver. Full details coming soon.

When finished, click the Save or Update button and move on.

Next we have the Location page. Enter your street address or possibly the name of the resort. When you finish that, look below and click the Find Address button. This activates the map software. You can also drag and drop the pin inside the map to take it exactly where you want it to be.

Be sure to Save and then move on to the Terms Page.

What is your cancellation policy? Explain it clearly and in detail. We urge you to have a cancellation plan with consequences, which weeds out those who don’t consider Hosts. Remember, cancellations can be a hassle, especially if you’re dealing with people who think you are the Marriott and hence can do whatever they want.

A stricter policy may cost you some bookings but save you some headaches. A looser cancellation policy may bring the opposite results. You decide.

And remember the guests will be dealing with you on cancellations. As a low-cost alternative solution, we aren’t able to employ a staff of people from Bangladesh or Manila to handle such matters. We don’t want to either because many have experienced this makes cancellations even more frustrating.

Know this…WE WILL make it crystal clear to every guest that your property rules are the law of the land. They had better read them and will be required to agree to them before finalizing any booking. What’s right is right. Right?

When you come across the box provided for additional rules information, please take full advantage of it. We marked it (optional) but are hoping you will be as detailed as possible here. What do YOU want potential Guests to know? What rules are potential issues? Please, get these matters out in the open for the benefit of everyone. We believe it is wise to be longer in this section, so you can always cover yourself by honestly and accurately proving you declared the rules.

Finally there is the matter of your calendar. This is cool and easy. You can simply click on a date to make it unavailable. Then click it again to make it available. You will see the result right there on the date. You can also easily reserve a block of dates by clicking that button. Enter the start and end date. Then BOOM that’s done.

And yes, you can sync your calendar with those high-fee charging, billionaire international corporations that don’t give a you know what about Puerto Penasco. To do that, you surely know by now, you have to import those calendars into ours. And export our calendar into theirs.

Again. the big difference between theirs and ours is they stick both hands in your pockets to grab their high fees.
