-Register and create an account.

– Build a listing for your property. It is best to add new and unique content, such as photos, written description, video, and rental policies. Copying and pasting from other listings can negatively impact your ranking. (Or, we highly recommend you easily and cost-effectively hire us to do this for you) Details .

Opening an account is free. Creating property listings is free. When you get a reservation, Hosts pay a low flat 4.9% fee. We collect payment from guests upon booking and get credit card fees done at only 2.9%. (Yes, even less than the standard 3% rate). We send payments to you electronically by Zelle or Venmo).

Once we establish an audience, you will have options for upgrading promotions of your property to earn more rental income.

All Hosts are paid electronically every month directly into your chosen account you provided us. Because we are such a small startup operation, this is the only way we can manage finances at this early stage of our business.

No. You can use both. We offer you the option to work with us, or pay and work to overcome their fees up to 5 times higher than ours.

 

Of course, it is your property. As Host, you either you own it and manage rentals for it. Or, you hire a property management company and pay them to do it. YOU establish the rules. You set ALL policies from pricing to check-in/check-out, cancellations, and more. We suggest you be as clear and specific as possible. Everyone wins through “direct  communication” on Rocky Point Direct. We are a small operation and low-cost option. There is no team or time for spending days and nights on disputes. 

But here are ways we help.

First, we have made sure the website is accommodating to both English and Spanish speaking users.  Also, to support Hosts and protect Guests from issues, we provide a disclaimer and reminder in writing so every guest knows they are responsible for reading and agreeing to your specific policies BEFORE booking a reservation.

Yes you can. It’s easy. Here are the instructions for how to do it:

Login to your frontend dashboard.

Access the Calendar tab

Click on Sync iCal and select Import

From the Import iCal pop-up enter the Feed Name (VRBO, etc.) and enter the Feed URL and click on Save Feeds.

Yes, you can import multiple feeds by clicking on the Add Feed button.

 

Please understand no system is perfect. There can be glitches sometimes between booking sites when you sync calendars. I’ve experienced myself. Chances are, you or your hosting friends have also. The big sites don’t accept responsibility for these rare occasions. We cannot either. Our best advice is to “Trust but Verify.”

 

(Fun fact: This is the same Russian proverb, U.S. President Ronald Reagan made famous after he was taught to use it during nuclear disarmament talks with the Soviet Union).

Because Mexico requires it. AND the Mexican government has closed this gap and is now aggressively collecting it.

Did you know HOAs will have to provide the government with information on their property’s guest lists? So, if you fail to report rental income, you face potentially bigger penalties and problems.

Keep in mind, Americans and other foreigners are guests doing business in Mexico. The country has its own laws and policies. For instance, unlike in the U.S., you are not “innocent until proven guilty.” The burden of proof is on the accused owner to provide evidence beyond a reasonable doubt. And in 2020, the federal government passed a new Asset Forfeiture Law. This grants them the power to seize private assets from any “corrupt” actors, businesses, or individuals. And no, it is not just for cartel-related matters.

If you think the often discussed conflicts dealing with Sonoyta policia, corruption, and cases of speeding are bad…you may not want to consider a scenario where the government is making you “pay up” to get your property back. If Mexico forced the online booking giants to start collecting VAT tax, little shrimp like us absolutely positively must.  So we will. It’s a “No Brainer ” since using tortillas to hold tacos. Rocky Point Direct wants to be “Amigos” with all of Mexico.

We will graciously take all the help we can get in trying to take on the big boys, and benefit the local community. We will find some way to reward you. Who knows? Maybe it is a social media shout out thanking and plugging you. Maybe it is featuring your property in some way. It could be a free t-shirt. Or God forbid, we will provide you with a foot massage.

  1. Treat everyone with respect. No excuses. Name-calling, slurs, or insults will not be tolerated. If you wouldn’t like it said about your child, don’t say it about anyone else.
  2. Remember, Rocky Point Direct is not like the big online booking sites. We don’t charge high fees. We don’t have a big staff. This kicks off as a one-man who loves Rocky Point operation. I’ll do my personal best for all the reasons you can imagine, and even some you can’t. Be be as understanding and supportive as you can. If something doesn’t work, please tell me about it first. Give me a chance. I’ll show you the same courtesy. 
  3. We have all chosen to be in the vacation rental business. Please remember what comes with that and be patient. Our guests are looking for an enjoyable, stress-free getaway. Let’s give them one so they want more. Okay?
  4. Please establish and communicate a clear protocol for guests in emergency situations and on-site  issues. And be accessible when you have guests. That is “hospitality” and providing quality customer service.
  5.  Be honest. Things happen. And Hosts make mistakes, too. Be honest. Own them. Do your best to make things right ASAP. You can strengthen relationships even when things go wrong. 
  6.  Finally, just as you reserve the right to close your account any time you want, we reserve the right to terminate your account for violations of these basic rules. It’s easy and smart. In your property listing, you go to the Featured Amenities section. In there, you can simply add your property as a member of the RPD Rewards program. This way guests can know in advance before booking if this loyalty option with you is available. 

This is a free program. However, if you choose to leave it, you must agree to honor the 10-night incentive for all guests who booked with you at the property. For instance, if Mary has stayed 3 nights at your property, and referred her friends who did too, you would be required to provide Mary one-free night under your terms if or she was responsible for get you 10 nights. 

Another easy and smart opportunity for Host revenues. Just email your request to become certified to Thomas Baldrick at: thomas@rockypointdirect.org.

He will contact you to arrange shooting video and photos of your property. It is best for everyone if we get properties certified in a timely manner. You are not required to be on-location for the image gathering. He will just need access to the property. But of course you may be there, or choose to have a friend or family member join Thomas instead.
